Property Condition Surveys are conducted to determine the present physical condition of buildings and other site improvements that can be visually inspected and are quickly accessible. A report is issued which details needed immediate repairs, estimated immediate repair cost, and anticipated repair and maintenance costs over the loan term. Financial institutions typically use these surveys to help determine the level of financial risk and liability for a property.

CE Industries staff personnel have experience in conducting Property Condition Surveys for apartments, hotels and motels, office buildings, shopping centers, and large commercial and industrial facilities. Detailed inspections cover such items as:

  • Building Exterior including exterior panel materials, condition of paints or coatings, windows and window seals, mortar and joint pointing, accent trim, and exterior signs. Evidence of exterior surface degradation or structural cracking is noted.
  • Building Structural Components including foundation slabs, columns, beams, and connection points. Notations are made regarding visible signs of movement or foundation failure.
  • Mechanical Systems including heating and air conditioning systems, appliances, plumbing, electrical systems, telephone and other communications systems, elevators and escalators, and fire protection / life safety.
  • Building Interiors including floor coverings, wall and ceiling treatments, lighting, and ADA compliance facilities.
